What is the difference between an ALR farm and a home with acreage in Mission?

An ALR farm is agricultural land intended for crop or livestock use and is regulated by provincial ALR rules plus District of Mission bylaws. A home with acreage is a rural residence on land that may be outside the ALR and more residential in use. Confirm permitted uses with the District before you write an offer.

What should I check for water, septic and access on acreages?

Request well logs and a current flow and quality test. Verify septic type, age and permits. Review driveway grades, winter access and electrical capacity for shops and barns. Ask about any irrigation licences and the condition of pumps and lines.

How does Farm Class affect property taxes in Mission?
