What’s the difference between an ALR farm and a home with acreage?
An ALR farm is agricultural land intended for crop/livestock use (often with barns/shops) and is regulated by provincial ALR rules plus local bylaws. A home with acreage is a rural residence on land (often 1–20+ acres) that may be outside the ALR and more residential in use. Always confirm permitted uses with the City of Chilliwack.
What should I check for water and irrigation?
Request well logs and a current flow/quality test, verify any surface-water/irrigation licences, and review the age/condition of pumps, lines and filtration. Ask for seasonal usage records where available.
How does Farm Class affect property taxes?
BC Assessment’s Farm Class can reduce property taxes when qualifying agricultural production is in place. Eligibility thresholds are set provincially and reviewed annually - confirm with BC Assessment and the municipality during due diligence.
